Who you are dealing with

A specialist
envelope
subcontractor.

South East Roofing & Cladding Ltd is a roofing and cladding contractor based in Orpington, working for main contractors, developers and building owners across London, the South East and the rest of the UK.

What we are

Roof and wall,
under one order.

Most envelope problems are interface problems. The roofer's gutter discharges behind the cladder's panel; the cladder's rail lands on the roofer's upstand; when it leaks, two subcontractors point at each other and the main contractor pays for the scaffold twice.

We are set up to take the whole thing. Roof sheeting, wall cladding, rainscreen, flashings, gutters and metalwork come under one order, which means one set of details, one programme and one company answering the phone.

The work runs from large-span new build — airport buildings, distribution sheds, self-storage — through to refurbishment on buildings that never close, and architectural facade work where the finish matters as much as the weathering.

How we run a package

Four things we do
before anyone climbs.

01

Survey the steel

Setting out comes from the as-built frame, not the drawing. Steel moves, concrete is out, and a panel schedule based on the drawing is a panel schedule that will not fit.

02

Draw the junctions

Eaves, verge, parapet, abutment, and the point where somebody else's trade meets ours. Agreed and signed off before a single order goes in.

03

Plan the access

Scaffold, MEWP, netting or a combination, plus the lift plan and the loading-out sequence. Access decides the programme far more often than the sheeting does.

04

Write our own RAMS

Method statements and risk assessments produced by us for the actual job, not a template with the site name changed. Reviewed with your team before we start.

Straight answers

Four things we
will not do.

A subcontractor is easy to judge on what they refuse to do. These are ours, and they are the reason estimators put us back on the list.

  • Price a refurbishment from photographs
  • Bury exclusions at the bottom of page four
  • Start a package with the junction details unresolved
  • Leave a roof open overnight because the forecast looked fine

For the client: accreditation logos (CHAS, SafeContractor, Constructionline, NFRC, manufacturer approved-installer schemes) and client testimonials are not shown because we have not been sent the certificates or the quotes. Send them over and they go straight in — they are the single biggest trust signal on a page like this.
